What Grihayum is

Grihayum provides tools to find and list homes, plots and commercial spaces for sale or rent, and to enquire about new projects. Most listings are posted by owners and brokers; Grihayum does not own them.

You must be 18 or over to create an account, list a property or enquire. If you act for another person or a business, you must be authorised to.

What our review does and doesn't cover

A person on our team checks every listing before it goes live, and may ask for changes, decline it or take it down. That review does not verify ownership, title, legal approvals, price, measurements or availability. Prices and details come from the person who listed the property and may change. Check everything yourself, and with the seller, before you visit, pay or sign anything.

Your account

Sign-in is by a code sent to your email. Use accurate contact details, keep access to your email secure, and don't share sign-in codes. Tell us at support@grihayum.com if you think someone else has used your account.

Listing a property

• List only property you own or are authorised to list, and keep the details, price and photos accurate and current. Where a project or agent must be registered under RERA, obtain the registration before advertising and give it accurately. A RERA number shown on a listing is supplied by the lister; it does not mean Grihayum has verified it or that a project is approved.
• Don't create duplicate accounts or misleading duplicate listings, and update or withdraw a listing when the property is no longer available.
• Upload only photos and text you have the right to use. You keep your rights in them, and give Grihayum a non-exclusive, royalty-free permission to host, resize and display them as needed to review and show your listing on Grihayum, including through the service providers who run the site for us.
• Listing is free. Each account can submit up to 10 new listings in each calendar month (India time). Editing a listing, resubmitting one that needs changes, or retrying the same submission does not use another; a listing that is declined or withdrawn still counts for the month it was submitted. To stop spam, there is also a limit on how many listings can be submitted in an hour. No paid features are offered at present.
• We don't promise any number of enquiries, buyers or tenants.

Enquiries

• When you enquire about an owner or broker listing, your name, phone number, email address and message are sent to that seller (see the Privacy Policy).
• Sellers may use an enquirer's details only to respond about that property, not for unrelated marketing, and must not share them further.
• Send only genuine enquiries, with your own contact details.

Acceptable use

Don't post false, misleading or unlawful content; impersonate anyone; infringe others' rights or privacy; harass anyone; send spam; copy or scrape listings or contact details in bulk; or interfere with the site's security or operation. We may remove content or suspend accounts that break these terms.

To report an inaccurate or unlawful listing, fraud, infringement or a privacy issue, email our Grievance Officer, Aman Srivastva, at support@grihayum.com, naming the listing and the problem.

Responsibility

Confirm price and availability with the lister, and before paying money or signing anything, check ownership, authority, approvals, registration and documents yourself, with professional advice where needed. Calculators and descriptions on the site are for information only.

We don't promise the site will always be available or that information supplied by others is error-free. To the extent the law allows, we are not responsible for a lister's own misrepresentation, or for a transaction between users only because it appeared on Grihayum. This does not exclude responsibility for our own conduct, for fraud, or any liability or consumer remedy that cannot lawfully be excluded.

Changes and contact

To withdraw a listing that is under review or needs changes, use My Listings; to take down a live listing or close your account, email support@grihayum.com. We may update these terms and will change the date at the top when we do. These terms are governed by the laws of India, without affecting your right to approach a consumer forum or other competent authority. Questions or complaints: support@grihayum.com.
